  • What’s the market like? Is the time right? How do interest rates, the stock market and overall buyer activity look?
  • Should you do some work to the unit to spruce it up a bit? A little can go a long way in maximizing your ROI. Is staging a worthy investment or is virtual staging sufficient?
  • What’s the optimal pricing strategy to maximize your odds of achieving the highest possible sales price?
  • What’s your timing? If you’re in a rush, that might call for a different strategy than if you have all the time in the world.

A few steps I always take

  • If the property is empty and we determine staging doesn’t make sense, we virtually stage the listing at our expense for maximum online impact.
  • Send regularly weekly updates of activity, feedback and my professional opinion on how things look.
  • Make sure our listings are presented with the utmost of care: (a) first-rate description ad copy; (b) top-end photography; (c) custom touches where appropriate, such as a 3D tour and/or video if the video is appropriately furnished so it’s a clear positive.
  • Handle every single transaction I’m part of with integrity, patience, a nonstop work ethic and a creative mindset that never stops trying to think of new ways to think outside the box. Bottom line: I want to take the guesswork out of the process as much as possible and allow you to relax and know you’re in good, honest hands.
